Housing Ownership Center

Tierra del Sol Housing Corporation provides all of the services that customers need to become successful homeowners at its NeighborWorks® HomeOwnership Center. The NeighborWorks® Home Ownership Center is a program specific to the NeighborWorks Network.

The HomeOwnership Center is located at 210 East Idaho Avenue, Suite B in Las Cruces, New Mexico. It is a “one-stop shop” for prospective homeowners. It offers all of the services and training needed to shop for, purchase, rehabilitate, insure and maintain a home.

The HomeOwnership Center is certified to provide Full-Cycle Lending services. Under the Full-Cycle Lending system, we offer pre-purchase homebuyer education, innovative and flexible loan products and early-intervention delinquency counseling.

We take a concerted approach to provide prospective homeowners a program of comprehensive services that include client intake, pre-qualification for loans, pre-purchase counseling, homebuyer education classes, post-purchase counseling, credit counseling, loan processing, loan origination and underwriting and community-resident leadership training. We have recently added financial literacy classes and foreclosure prevention counseling.

Homebuyer preparation services can be tailored to the specific needs of a client. However, homebuyer education group classes are offered throughout the year. The homebuyer education course is an eight hour course.

It includes:

•Managing Money: Budgeting or planning financial goals and determining priorities.
•Renting a Home: The advantages and disadvantages of renting versus homeownership.
•Deciding to Buy a Home: The importance of good credit for the purchasing a home.
•Homebuyer Process: Information on the different loan programs available through the homeownership center, documentation needed for the mortgage application, purchase contract, Truth in Lending, Good Faith Estimates, etc.
•Home Maintenance: Information on home maintenance.
•Foreclosure Prevention: Information on mortgage payments, taxes, private mortgage insurance, predatory lending and other information on managing finances.
